Renting with us
If you see a property you are interested in please contact us and provide a non-refundable holding deposit of £50. We will also require two references including one from your employer and we will need your bank details as we may carry out credit checks.
If your application to rent a property is successful you will sign a six month assured shorthold tenancy agreement with the landlord and pay the balance of one month's deposit (less the £50 holding deposit already paid) and the first month's rent in advance. Rent is normally payable by standing order, monthly in advance. You will also be responsible for the payment of the bills related to your occupancy, including Council Tax, utility bills, telephone and TV licence.

What happens my deposit?
Your deposit is held in a designated clients account and all deposits are insured through the Tenancy Deposit Scheme. If you wish to end your tenancy, please provide one month's notice in writing and after we have inspected the property and the keys have been returned, provided there is no damage (other than normal wear and tear), the deposit will be refunded to you within 10 days. You cannot offset your deposit against any rent due.
Are there any other fees to pay?
We do not charge any additional fees in the normal course of your tenancy; there are no charges for tenancy applications, reference checking, inspections or when you move out of the proerty.
We do, however, reserve the right to charge £10 plus VAT for any letter informing you your rent payment has been withheld or returned by your bank. We will charge £35 plus VAT for any appointments (periodic inspections or with contractors) agreed with you as the tenant, where you are not in and you have not cancelled a minimum of 2 hours in advance. This is to cover our costs for wasted time and travel.
